Planning permission is often the first approval homeowners think about when planning an extension. However, receiving planning permission - or being able to build under Permitted Development - does not mean the project is technically ready for construction.

The short answer is that there is no reliable extension price based on floor area alone. For early budgeting in London, however, a sensible allowance for the main construction work is approximately £3,000–£5,000+ per square metre, excluding VAT and professional fees.
